No Surprise Fees: A Simple 20% Commission
Our management fee is 20% of the nightly rate, and that’s it. No onboarding fees, no monthly ‘administrative’ fees, no markup on repairs. In fact, we handle marketing, basic supplies, and guest amenities at no extra cost to you. We succeed only when you do.

Marketing & Booking
We create and manage your cabin’s listings on high-visibility platforms (our own website, Vrbo, VisitMySmokies, etc.), with professional photos and engaging descriptions. We adjust your nightly rates using local market data to maximize bookings year-round. Plus, we actively promote on social media and via email to our growing list of past guests.
Guest Experience & Reservations
We handle all guest inquiries, screening, and support. Guests enjoy easy booking (24/7 online through VRBO*) and human assistance on call. Our Hapey Host Hotline means guests (and owners) can reach us anytime with questions or issues – we’re known for quick, friendly communication. Happy guests lead to great reviews and repeat stays, which means more revenue for you.
Housekeeping & Maintenance
After every guest departs, our trusted housekeeping team gives your cabin a top-to-bottom clean. Linens are refreshed (on our dime), hot tubs sanitized, etc. and our team inspections ensure everything meets our “Clean-Cabin Guarantee” standards.
We also coordinate any maintenance or repairs with qualified local vendors. If a lightbulb goes out or an AC needs service, we handle it swiftly and transparently – often before the guest even notices. All you do is pay invoices upon receipt. You’ll see every maintenance record in your monthly report.
Reporting
Keep tabs on your cabin’s performance through our regular reporting. Guest feedback, monthly earning statements, occupancy rates, and more. We believe in total transparency so you’ll always know how your investment is doing. We even provide an annual summary to help come tax time.
